Dear fellow Lansdowne Residents:

Would you like to help REDUCE your HOA dues by at least $149.00 per month?

For years, our HOA Board has declined residents’ requests for a resolution to the unacceptable cost and service mandated by our 75 year OpenBand contract. Together, we can make 2010 the year our requests will be answered so our dues can be lowered.

Please VOTE for Nancy Abramson and Robin Crabtree for CHOICE in telecommunications providers and a resolution to several other recent issues, which include:

• Landscaping and other capital improvement needs,
• Choice in a swim instructor for your children, and
• Annual budget and HOA dues reduction in line with similar communities.

Nancy and Robin have a close working relationship with the Broadlands Southern Walk HOA Board and have been working on the OpenBand issue for more than 3 years. Our goal? Allowing CHOICE for individuals to keep what you have, to choose another provider, or to choose no provider AND to not have to pay for what you do not want or use.

Why so much focus on OpenBand? This issue is by far the costliest in terms of money paid to them by us that is uncollectible. Having OpenBand decreases our home values because of:
1) our high HOA dues in comparison to other similar communities;
2) our inability to beautify our neighborhood as much as we could if we didn’t have to pay those funds to OpenBand; and,
3) the hesitation of buyers to enter into an egregious, contentious, 75 year telecom contract.

Approximately how much money has our community paid to OpenBand even though we have not been able to collect those amounts due to foreclosures, etc?
$250,000.00!! (We could achieve a lot with that money.)

What is the cost to pursue this resolution?
By teaming up with Broadlands Southern Walk, we estimate the cost will be no more than $25 per household and this cost can be absorbed within the budget without increasing dues.
